The instinct most homeowners have is to rent a pressure washer and blast it off. That instinct is exactly backwards, and it’s worth understanding why before you touch a roof at all.
Asphalt shingles are covered in a layer of mineral granules that shield the asphalt underneath from UV light and weather. Those granules are held on by asphalt, not glued in place permanently, and high-pressure water is more than capable of stripping them off. Once granules are gone, the shingle underneath degrades faster, and the roof’s usable life shortens noticeably.
This isn’t a fringe opinion. GAF, one of the largest shingle manufacturers in the country, publishes a technical bulletin on algae staining that explicitly tells homeowners and contractors not to power wash shingles. The recommended method is a low-pressure application of a cleaning solution, not mechanical force. Owens Corning’s cleaning guidance lands in the same place: high pressure risks granule loss, and it can affect what a warranty will and won’t cover if damage results from the cleaning method itself. If a company shows up offering to pressure wash your roof, that alone is worth asking about.
The method roofing manufacturers and most reputable cleaning companies agree on is called soft washing. It’s a low-pressure process (think garden-hose pressure, not a pressure washer wand) that relies on chemistry instead of force. A sodium hypochlorite-based solution (the same active ingredient family as household bleach, at a controlled concentration) is applied to the roof, given time to dwell and work into the algae’s cell structure, then rinsed at low pressure.
The reason this outperforms pressure washing over time isn’t just that it’s gentler on shingles. It’s that it kills the algae at the root instead of just knocking the visible growth off the surface. A pressure-washed roof looks clean for a few months and then the same streaks come back, often faster than before, because the organism wasn’t actually killed, just dislodged. A properly soft-washed roof stays clean far longer because the biological source is gone.
Installing a zinc or copper strip a few inches wide just under the ridge cap is a legitimate, low-cost way to slow algae from coming back. Rain moving over the metal picks up trace metal ions and carries them down the roof slope, and those ions inhibit new algae growth in the runoff path. It’s a real, physics-based mechanism, not a gimmick.
Two things worth knowing before you install one, though. First, it’s a prevention tool, not a cleaning tool. It won’t remove algae that’s already established, and results take time since it depends on rainfall carrying the ions down the roof. Second, retrofitting a strip onto an existing roof means working with the existing shingle courses and flashing, and it needs to be done correctly to avoid creating a new leak path. It’s a reasonable add-on after a proper cleaning, not a substitute for one.
National averages for professional roof cleaning run roughly $0.20 to $0.70 per square foot for pressure washing (which, again, we don’t recommend for shingles) and $0.30 to $0.75 per square foot for soft washing. For a typical 1,500 sq ft roof, that works out to somewhere around $300 to $1,050 depending on the specifics of the job.
What actually moves the price within that range: roof pitch (a steep roof takes longer and requires more safety equipment than a low-slope one), story height and access difficulty, and how severe the staining is. A roof with heavy, long-established algae or moss growth takes more solution and more time than one caught early. A quote that doesn’t account for pitch and severity is usually a rough guess, not a real estimate.
A DIY approach with a garden sprayer and a bleach-based mix is possible and is what some manufacturer bulletins describe for a homeowner willing to do it carefully. But there are three real risks worth weighing before you get on a ladder: fall risk (roof work is one of the more dangerous DIY home projects, and a wet, algae-covered roof is more slippery than it looks), chemical handling (concentrated bleach solutions need eye and skin protection, and should never be mixed with ammonia-based cleaners), and the plant/landscaping runoff around your foundation, which needs to be pre-rinsed and protected the same way it would be for a house wash.
If your roof is steep, more than one story, or the staining is heavy enough that you’d be up there a while, hiring a professional soft-wash crew is usually the more sensible call, both for the roof’s condition and for your own safety.
